    With a population of 877,926 in 2014, Edmonton is the fifth-largest municipality in Canada. 1,328,300 people make up the Edmonton census metropolitan area (CMA) and is the northern-most city in Canada with a metropolitan population of greater than 1 million people!

    The surrounding municipalities in which Edmonton has absorbed over the years to make up the CMA are Strathcona, Jasper Place, North Edmonton, West Edmonton and Beverly.

    The city of Edmonton hosts a number of year-round festivals and has been nicknamed “Canada’s Festival City” for it. The city is also home to the river valley, urban parkland that is 22 times larger than Central Park in New York City and the longest connected stretch of its kind in all of North America.

    Edmonton Real Estate

    Edmonton is one of the most affordable places to live in Canada.

    Although the average price for all-residential homes in Edmonton was nearly 2% higher in March 2016 than in the same month last year, Edmonton real estate prices are still significantly lower than in other major Canadian cities.

    In November of 2015, Vancouver, Toronto, Victoria, Calgary and Hamilton-Burlington all had average housing prices of higher than $431,000. That’s a minimum of 17% more than the average housing price in Edmonton at that same time.

    By the end of 2016, the average price for a single-family home is forecasted to cost $425,755, down 2.7% from 2015, while the average price for a condominium is expected to be $246,124, also down 2.7% from the year previous.

    In total, all-residential Edmonton real estate prices are anticipated to drop by 2.4% in 2016 for an average price of $363,571.

    2015 saw Edmonton real estate and the CMA hit 17,298 in all-residential sales. 2014 saw a huge growth in sales and the 2015 all-residential sales saw a 9% decrease from 2014, but 2015 sales were 1% higher than 2013.

    Since 2011, Edmonton real estate has also experienced a decreasing number of average days on the market for all-residential properties with the exception of 2014. 2011 saw a five-year high of 56 average days on market while 2014 hit a low at 47 days before increasing to 51 average days in 2015.

    The sale of commercial property in Edmonton has decreased as of late. After 682 sales in 2014, that number dropped to 397 in 2015, a 41.8% drop.
